News: A and W to Become First Transit-Oriented Development (TOD) Project in Petaling Jaya

The Petaling Jaya City Council (MBPJ) MBPJ has not yet approved KUB Malaysia’s application to redevelop the iconic A&W restaurant in Section 52 as it could be the first transit-oriented development in Petaling Jaya.

According to the firm’s President and Group Managing Director Datuk Abdul Rahim Mohd Zin, they were supposed to get the approval in July 2017. However, they have not yet received it until now.

“It has been taking some time and the process has been long and tedious. We have gone through several rounds to get MBPJ’s approval on the matter. We have come to a stage where I hope we will get the approval by this month.”

Among the causes for the delay in obtaining the approval is that the proposed project is the first of its kind that falls under MBPJ’s new development policy and there is no precedence for such, noted Abdul Rahim.

As a matter of fact, it will be Petaling Jaya’s first transit-oriented development once approved, as its right next to the Taman Jaya Light Rail Transit Station.

In July 2014, KUB’s former group managing director Datuk Wan Mohd Nor Wan Ahmad revealed that they intend to redevelop the site into office buildings with a gross development value (GDV) of RM263 million.

To be called as KUB Tower, the 0.4ha project will comprise a 15-storey office building and another one with 10 levels, along with a five-storey podium.

Abdul Rahim explained that the redevelopment is part of their company’s strategy to partly sell some of its real estate investments valued at around about RM30 million, in a bid to finance its expansion.

While awaiting MBPJ’s approval, KUB is seeking a partner to jointly redevelop the A&W site, as it does not want to carry out the development by itself.

“With the value of the land plus a guaranteed share of the revenue [with the developing partner], we hope to make a slightly better return than just an outright sale of the land,” added Abdul Rahim.
