News: Developer Promises Jalan Bukit Residents Their Safety, Peace and Quiet

Hillslope residents in Jalan Bukit, Kajang have been assured that MKH Bhd subsidiary, Metro KL City, will take all necessary steps to ensure the three-block 1Malaysia People’s Housing Scheme (PR1MA) apartment project will not affect the hill and other projects within the area, reported The Star.

MKH Bhd Project Planning General Manager Teo Guan Kiang revealed that they held two meetings with the residents on 1 and 8 June to address and answer their concerns.

During the meeting, the developer agreed to observe the permissible working hours which would not go beyond 6pm on weekdays and 1pm on Saturdays.

Teo said the company will also address the issue of flash floods due to water seepage from the hills – a problem that had existed even before the project started.

The company’s engineers believe the cause of the floods may be due to a blocked drain located on the hill slope outside the apartment project.

“The drain has been cleared. To further enhance monitoring efforts, inclinometers (for ground settlement) and piezometers (for ground water levels) have been installed,” he said. “Reinforcement work will be done to strengthen the slope with berms, reinforced concrete retaining walls and soil nailing in accordance with designs by engineers.”

He noted that the surface of the slope will also be protected from erosion with canvas as well as closed grass turfing, while drains will be constructed to divert external water to the existing drainage.

Teo added that surface water from the site is directed to a silt trap for sedimentation and filtration prior to being discharged into a drain along Jalan Bukit.

To address concerns on traffic congestion, the company carried out an impact assessment with the report already accepted by the authorities. Teo said the company will upgrade the surrounding road system before the completion of the project.

Nestled on a private land, the PR1MA housing project had been approved by the Kajang Municipal Council (MPKj), said Teo.

“We were allowed to build 1,202 units of affordable apartments. The first block will be reserved for Tenaga Nasional Berhad, the second for PR1MA and the third will be the developer’s units.”

In view of the project’s beautification process, the company will plant trees and landscape features at certain spaces near the Taman Bukit residential area, he added.
